GHIs can be residential or commercial.
There are different types or purposes of GHIs.
Real Estate Transaction: (Buying a home) This inspection is a detailed report of the condition and functionality of the property.
Pre-certification Inspections: (Selling a home) A pre-listing inspection is a proactive measure that identifies issues prior to listing. The owner can either correct the deficiencies or present them as is. The aim is to assure that the first offer accepted moves quickly and smoothly to closing without delays or costly surprises.
New Construction: This inspection identifies problems that should be corrected by your builder prior to the final walk-through and sign-off of your newly built home.
Home Warranty Inspections: Builders often provide a 12-month warranty to fix any issues found in or around the home. This type of inspection should be done one month prior to the expiration of that warranty to ensure that any problems found will be the builder’s responsibility to cover those costs.
Commercial or Investment Property Inspections: For commercially zoned business properties or housing with four or more residents, these inspections proactively identify improvement and repair needs, avoiding the compounding expenses of neglected disrepair, while improving business image, client retention, etc. They are performed prior to property purchase, and can also be conducted between tenants as well as during unit occupation.
Molds produce allergens, irritants, and in some cases, potentially toxic substances known as mycotoxins. Using lift-tape direct sampling methods, we analyze for evidence of surface and airborne mold. Test samples are sent to a laboratory for analysis to determine which types of molds are present.

We evaluate the presence of radon, a natural radioactive gas that you can't see, smell or taste. Radon is the leading cause of lung cancer among non-smokers. Overall it is the second leading cause of lung cancer in America, tied to an estimated 21,000 lung cancer deaths annually. Radon testing will last a minimum of 48 hrs.
These inspections focus on wood-destroying insects such as termites, carpenter bees, carpenter ants, etc.
